From time to time, American Mortgage Management will seek capital from its base of private investors to purchase real estate to hold as a joint venture or partnership.  If you don’t live and breathe real estate as we do, purchasing and owning real estate can be a stressful, daunting and all-consuming endeavor. If you are interested in investing in real estate, but don’t want to make the following decisions on your own, maybe a partnership with us is something for you to consider:

  • Property type to purchase
  • Market in which to purchase
  • Which property within a property type and market to purchase
  • Is your choice a “good deal” and a “great deal”?
  • Etc.

The management of the physical property and the management of the asset are two different activities.

Management of an apartment building, for example, includes:

  • Maintenance (this could be broken way down into various categories)
  • Tenant selection
  • Tenant  management and relations
  • Etc.

Managing the asset includes:

  • “Managing the manager” and associated costs: As any experienced property owner can tell you,  this can be a job in itself
  • Managing accounting and tax responsibilities
  • Monitoring the cost of financing and working to minimize this cost
  • Monitoring the market to look for better use of the capital committed to this asset (constantly assessing the hold vs. sell decision
  • Etc.

Owning real estate as a joint venture or partnership doesn’t mean that you are a completely passive investor. You will have ample opportunity to learn and be involved, but won’t be alone.
